What is the Minimum Deposit Required for Land Finance?
Land Mortgages are considered higher risk than conventional investment mortgages. Generally, a minimum deposit of 30% is needed depending on your circumstances.
The required amount you will need to put down will completely depend on where and the type of land you're buying.
Are You Able to Get Land Finance Without Having Planning Permission In Place Already?
Acquiring Land without planning is possible, however, in many cases, it's harder due to the uncertainty on the time scale when planning would eventually be approved.
In circumstances where planning permission is pending, you would most likely be offered a lower Loan to Value (LTV) with 65% being the best in most scenarios.
